Background:

On June 9, the BoCC deferred the Preliminary Development Plan for Flint Rock to the June 23 meeting in order for the applicant to try to shift open space in order to aggregate with the conservation area to the north and west to the extent possible. The applicant worked through options and would still like to move forward with the Preliminary Development Plan as originally proposed with the exception of converting 11 acres of the eastern 14-acre Non-Conservation Open Space to Conservation Open Space. This area would focus on hardwood species succession.

The applicant has provided a “Tech Memo”, which is provided in the backup. This document provides an overview of their analysis and potential development plan alternatives that were considered.  The applicant will provide additional detail at the June 23 hearing.

The BoCC has the following options:

•                     Approve the PDP as originally presented

•                     Approve the PDP with condition to modify Non-Conservation Open Space to Conservation Open Space

•                     Defer the item in order for the applicant to provide revised development plan sheets

•                     Deny the application.

The BoCC must find the Preliminary Development Plan consistent with the Comprehensive Plan and Unified Land Development Code.
