Background:

The applicant is requesting a small-scale land use amendment on approximately five acres near the I-75/39th interchange.  The request will change the land use on the parcel from Tourist-Entertainment to Commercial.  This change will enable development of the property with any number of commercial-type uses that can be implemented with the existing BH zoning district on the property.  In addition, staff has identified text within the Springhills Activity Center policies (specifically Policy 2.2.1(a)5) that will need to be deleted in order to implement this requested land use change.  These policies pertain to these particular parcels and the need for a Tourist-Entertainment land use designation.  Deletion of these policies will allow the proposed Commercial land use designation to be implemented.
