Background:

This application proposes to add 11 units to the existing entitlements for the Park Avenue Traditional Neighborhood Development (TND) project. The project was originally approved for a maximum of 300 residential units and a maximum of 30,000 sf of non-residential units. The applicant is requesting a maximum of 311 of residential units and no changes to non-residential entitlements.

All of the infrastructure has been constructed for this TND. There are 298 multi-family residential units and 14,250 sf of non-residential uses built. No changes are proposed to the previously approved conditions, buffers, Open Space, interior street network, or tree preservation. The increase in units will only affect the interior of a previously approved block.
