Background:

The proposed replat is for Lot 8 in the Meadows on the Prairie Subdivision. The property carries the Agriculture (A) zoning designation. The current setback requirement for Agricultural zoning districts is outlined in Table 403.04.1 of the ULDC which allows the following minimum building setbacks: 40-feet front; 40-feet rear; 20-feet interior side; 40-feet street side and an accessory building setback of 25-feet.

This application proposes only a reduction of the front setback from 100 feet to 80 feet due to the encroachment of a portion of the house which is currently being constructed. The other setbacks on Lot 8 will remain the same.

Pursuant to ULDC 401.17(b) The Development Review Committee shall review and make recommendations on plats and replats to the BoCC.

The Board of County Commissioners must determine that the Replat is consistent with the Comprehensive Plan and Unified Land Development Code. The Board of County Commissioners has the authority to approve the reviewed Replat per Section 401.02(e)10.
