Background:

Electric Vehicle Charging Stations Florida Statute 377.707 preempts local governments from requiring a fuel retailer to invest in a particular fueling infrastructure including electric charging. The proposed changes to the ULDC will remove the current requirement to provide Electric Vehicle Charging Stations at a fuel station inside a Traditional Neighborhood Development or Transit Oriented Development.

Home-Based Businesses Florida Statute 559.955 requires changes to our existing ULDC to comply with the requirements of the law.  These changes primarily consist of not treating any home based business differently than a similarly situated home without a business.

Distribution Electric Substation The ULDC standards for substation development review, per special exception, does not comply with Florida Statute 163.3208 related specifically “Distribution Electric Substations”. The proposed changes would be to conform with the requirements of the law.

Parcel Disaggregation proposes a ULDC amendment to prevent the disaggregation/piecemeal development that would create standards to master plan commonly owned adjacent property.
