Background:
The site is the location of a single-family residence and a group of office buildings located on four parcels on NW 43rd Street. These parcels all have a future land use designation of Low Density Residential (1 to 4 dwelling units/acre). In 1990, the three easternmost parcels were rezoned from “A-1” Agriculture zoning to the “RP” Residential/Professional zoning district. However, the subsequent Comprehensive Plan of 1991 designated these parcels as Low Density Residential. Therefore, there has been an inconsistency between the land use and zoning since that time.
The applicant has requested to amend the land use on this parcel in order to expand their current office on parcel 06121-006-000 to parcel 06121-004-000 and bring the other existing, adjacent offices into consistency. Currently, RP zoning does not implement the Low Density Residential land use. A related request, Z22-000012, has been submitted by the applicant which would rezone parcel 06121-004-000 from R-1a (single-family residential) to RP.
