Description:

A request by Ryan Thompson of CHW, Inc., agent, for a minor amendment to the Oakmont Planned Development. The amendment would change the dimensional standards for lots within areas B and C as shown on the Zoning Master Plan and other minor clarifications/revisions to language in the notes of the Zoning Master Plan. The site is zoned PD (Planned Development) and has a future land use designation of Low-Density Residential (1 to 4 dwelling units per acre).  The site is approximately 534 acres, located on parcel number 04427-000-000 at 3289 SW 122nd St.

Staff recommends that the Board of County Commissioners approve ZOM-02-21 with the conditions and bases as shown in the staff report.

Background:

The applicant is requesting a minor amendment to the Oakmont Planned Development in order to change lot sizes in Lots B and C, as shown on the Zoning Master Plan. The current minimum lot sizes are 100’ x 150’ (area B) and 80’ x 130’ (area C). This amendment, if approved, would reduce the minimum lot size in both these areas to 65’ x 120’. Other minor changes to the Zoning Master Plan have been proposed, related to outdated code language and the fact that Oakmont does not have a homeowners’ association (HOA) but rather is in a community development district (CDD).  This request does not involve the expansion of the site, uses, or number of residential units.
