Background:

Alachua County Fire Rescue Station 21 has resided in a building provided by the City of Alachua, located at 15040 NW US 441, since the County took over fire services in the late 1980’s. In the over 30 years since occupying the structure little improvements have been made. Around 1999, the city invested in a “temporary” manufactured structure that was attached to the existing building.  Today, both the original and temporary building have reached a point of disrepair. There have been multiple occasions of leaking roofs, flooring concerns and rodent infestation. Additionally, the property on which the building sits is considered prime real estate property.  The City of Alachua has other plans for the property and has asked Alachua County Fire Rescue to relocate the station.

Staff has searched for a suitable location in the Alachua area to relocate the station and has identified Parcel #03055-001-000 (the “Property”) as the best option available.  This location provides excellent response to the interstate and also places appropriate distancing from Station 25.

The Property is approximately 2 acres in size and is located at 15909 NW 173rd Street, within the city limits of the City of Alachua.  The Property is approximately 750 feet south of US 441 and 4,000 feet west of I-75.  The Option Contract requires the Seller to rezone the Property from RMF-1 to a zoning designation that allows the County to construct and operate a Fire and Rescue Station as a permitted use on the Property. The Seller is in the process of rezoning the Property to RMF-8, which allows the County the right to construct a Fire Rescue Station on the Property. The final approval of the rezoning is scheduled for the City of Alachua City Commission’s June 13, 2022 meeting. County staff will inform the Board if the rezoning is not approved by the City Commission on June 13, 2022. The Property is surrounded on 3 sides by other property owned by the seller, with NW 173rd Street (NW CR 235) to the west.

As a part of this transaction, County staff has performed or contracted for due diligence on the Property.  This includes a Phase-I Environmental Site Assessment, a survey, title examination of the Property and an appraisal.  The inspections, survey and title examination show no significant issues with the Property.  The appraised value of the Property is significantly greater than the Purchase Price of the Property.
