Background:

The DRC approved a Final Development Plan for this project for 46 lots on October 17, 2019 and the BoCC approved a Plat in November 2019. Due to the approval date for this project, the project is exempt under section 407.55(f) of the ULDC from complying with the current Open Space standards and must instead comply with the open space as shown on the project’s preliminary development plan. A Construction Permit has been issued by Public Works. The Board of County Commissioners approved the plat, but it has not been recorded. Since approval, the applicant has had to change the location of the lift station. This change resulted in the loss of one unit and requires a Revised Final Development Plan and Plat. This application proposes a Revised Final Development Plan for a residential subdivision with 45 single-family lots on approximately 14.76 Acres with associated infrastructure improvements. There were minor changes to tree canopy and landscaping, but the overall design is the same as previously approved.

The Board of County Commissioners must determine that the Plats are consistent with the Comprehensive Plan, Unified Land Development Code, and the Final Development Plan. The Board of County Commissioners has the authority to approve the reviewed Plat per Section 401.02(e)10.
